The Buyer's Property Inspection

Most buyers order a licensed inspector to verify contract conditions. Sometimes buyers arrange specialty inspections for roof, plumbing, HVAC, or other systems. If the buyer is financing, the lender will typically require a third-party appraisal to confirm the home’s value relative to the loan amount.

The Closing Agent

A title company or attorney acts as the closing agent (escrow) and reviews the recorded history to clear title and allow transfer at closing.

Contingencies

Contingencies are conditions that must be met before a contract is binding—common examples include inspections and financing. Buyers will complete required steps such as:

  • Securing financing and insurance
  • Reviewing title reports and disclosure documents
  • Conducting inspections (roof, pest, chimney, survey, well/septic, pool/spa, mold, lead, HVAC, etc.)

Loan Approval and Appraisal
