Application Qualification
Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, applicants must provide:
- A copy of a valid government-issued photo ID
- Proof of income
To qualify, applicants must meet the following requirements:
- Minimum credit score of 700 (Experian credit report)
- Verifiable monthly income of at least 3 times the monthly rent
- Positive and verifiable rental history with previous landlords
- Payment of a $50 application fee per applicant
- Ability to commit to a minimum 12-month lease term
We consider all applications and comply with all applicable fair housing laws. The owner reserves the right to proceed with the qualified applicant who has the earliest move-in date.

Can you hold a place before I apply?
Properties are typically reserved on a first-come, first-served basis once a completed rental application and any required fees are submitted. All applicants must view the property before applying, and we recommend applying promptly to secure your desired unit. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property, but most rentals require the first month’s rent plus a security deposit prior to move-in; some units may also request last month’s rent. Your lease and move-in statement will list exact amounts—ask management for a clear breakdown so there are no surprises. -
How old do you have to be to apply?
Applicants must be of legal age to sign a lease, which is typically 18 or older. Co-applicants or guarantors can be used when needed, subject to qualification and documentation. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition beyond normal wear and tear and all lease terms are met. Deductions may be made for unpaid rent, repairs for damage, or required cleaning; we provide itemized statements to ensure transparency. -
Who needs a cosigner?
A cosigner may be considered if an applicant does not meet income, credit, or rental history requirements. We’re open to considering co-signers; however, please note that it does not guarantee application approval. -
You have a property I want to rent. How do I apply?
Applications are submitted through our website and require a completed form, application fee, valid ID, and proof of income or employment. Before applying, please ensure you meet our criteria, including a 700+ credit score, household income of at least 3x the rent, and a minimum of 18 months of verifiable rental history, and that you have viewed the property, as all rentals are leased in as-is condition. -
How do I pay rent?
Most properties offer secure online payment options through a tenant portal or automatic bank transfers for on-time rent payments. For full-service management, rent is accepted via the tenant portal, automatic bank transfer, or auto-pay, and checks or cashier’s checks may be accepted depending on the property. -
I want to get a pet. What do I do?
Review your lease and contact management before bringing a pet home. Many Bay Area units allow pets with a pet deposit, monthly pet rent, or breed/size restrictions—our team will explain the pet policy and any associated fees to protect both tenants and property investments. -
I want to move out, but my roommate wants to stay. What do I do?
Leases typically bind all named tenants for the lease term; a roommate who wishes to remain must qualify on their own or a replacement tenant must be approved by management. Contact us early so we can outline the required screening, lease transfer, or amendment process to minimize vacancy risk. -
My lease expiration is coming and I want to move out. What do I do?
A 30-day notice is required to vacate and must be submitted through the tenant portal. Be sure to review your lease and follow move-out procedures, including scheduling a final inspection, to help ensure a smooth transition and return of any refundable deposit. -
Who is responsible for paying for repairs & maintenance requests?
Property management handles routine maintenance and necessary repairs to protect the property and tenant livability; tenants are responsible for damage caused by negligence or misuse. Report maintenance requests promptly through the tenant portal so we can respond quickly and preserve property value.
